A New Ethos

The open space on Monaghan Farm will be protected and preserved forever.

ethos-1Monaghan Farm has been designed with a density of one residential unit per five acres. The farm will only ever consist of 300 properties with an average size of 4 500sq metres. Homes will be grouped in five separate, distinct, contoured villages. The rolling landscape and large tracts of open veld hide the villages from one another. Initially, only 197 erven in four of the villages will be developed. The fifth and sixth phases, on the eastern bank, may be completed at a much later stage.

The ethos begins with the layout of the land and the architecture of the homes.

When the property is completely developed, the footprint of all buildings combined will occupy around three percent of the Farm. One thousand acres – which amounts to 78% of the property – will be common open space, an area almost one and half times the size of the beautiful Walter Sisulu Botanical Gardens.

Monaghan Farm is years ahead of the typical upmarketdevelopment. Its ethos is based on incorporating the environment – the natural environment as well as the people in surrounding communities who service and are dependent on the Farm – into a model of partial self-sustainability.
